Enterprise Solutions Software Company Mansfield, Massachusetts
Accession was asked to relocate this small publicly held company to
new corporate headquarters. Alternatives as to location and timing
were severely constrained, in part to avoid loss of key personnel. At
the time we entered the picture, the company was contemplating a
move into a newly constructed mid-rise suburban office building.
The company had concluded that this was the only location with
proximity to the existing headquarters, had adequate space and the
appropriate image.
We began with a review of the company's operations, human resource
needs, and operating expectations for its office space and quickly
recommended that they consider other options. Our analysis persuaded
the company that they could accomplish all their goals without being
subjected to paying top-of-the-market price. Ultimately we were able
to take advantage of a relatively depressed secondary real estate
market( i.e. previously occupied space). We negotiated the sublet of
a free standing 35,000 square foot building at highly favorable terms.
and addressed the issue of "curb appeal" by completely renovating
the building. Including a renovation cost of $900,000, the net savings
in occupancy cost was $5.50 per foot or $1,000,000 over a five year
term. This site afforded the client almost unlimited future expansion.
Accession completed the entire project, including site negotiations,
renovation design, contract bidding, permitting, and construction in
five months.
